Raulet Property Partners, Inc. has been an important part of the growth and revitalization of the intown commercial real estate market. Paul Raulet

Paul P. Raulet, Jr., an Atlanta native and University of Georgia graduate, has over 25 years experience in the Atlanta Commercial Real Estate Market. As a broker he has been heavily involved in the “intown industrial market” and the emerging loft office market. Paul has worked with small to medium sized businesses in handling every aspect of their real estate needs. Paul's knowledge on ownership records and historical sales prices of intown real estate impress even his competitors. He has been involved in over $100,000,000 worth of real estate transactions, either as a broker or as an owner, over the last 25 years. Paul lives in the Peachtree Battle area of Atlanta with his teenage daughter, Grace, and son, Charlie. Paul enjoys spending time with his children and doing charity work as well as his interests includes golfing, traveling and fishing.

John Raulet

John Raulet joined Raulet Property Partners in May, 2004, after several years in the financial services industry. John has brought his strong relationship skills to the Atlanta real estate market where he has successfully sold over $100,000,000 in commercial property. John’s unique ability to find creative solutions for his clients real estate needs has enabled him to become one of the top agents in the intown market. Mr. Raulet’s area of expertise is representing buyers, sellers and tenants in the intown markets such as Buckhead, Midtown, Chattahoochee Industrial, Poncey Highlands, Grant Park, Fulton Industrial, Armour Industrial as well as the 75 North & 85 North markets. With the advent of the Georgia Film Tax Credit, John expanded the companies’ services into the film and television industry in 2008. Since then, he has represented every major film studio in the country including Universal, Warner Brothers, Lionsgate, Alcon, and Paramount in securing production space totaling over 1.5 Million square feet. In addition to physical production, John has helped a number of industry vendors relocate to the Atlanta market to service the growing industry including Alpha Props, Indypay and Ciniverse to name a few. He was awarded the Alvin B. Cates Award in 2010 by the Commercial Board of Realtors for his work in securing a 50 year lease with the city of Atlanta and EUE ScreenGems for the old Lakewood Fairgrounds property. In 2012, John led the effort to move the company’s focus in the industry into studio ownership. John and his partners Paul Raulet and Tyler Edgarton now own three sound stage facilities in the Atlanta area: Mailing Avenue Stageworks, Westside Stageworks, and Eastside Stageworks. With over 336,000 sq. ft of production and stage space available, John has attracted such productions as Last Vegas, Necessary Roughness, Insurgent, Allegiant, The Originals, Star, and MacGyver. John has spent the last 8 years cultivating relationships with producers from around the world. Tyler Edgarton

Tyler has nearly 25 years of experience in the Atlanta real estate market and graduated from the University of Wisconsin-Madison with a double major in Real Estate and Accounting and a minor in Finance. He is with Raulet Property Partners in Atlanta, Georgia. Prior to Raulet Property Partners, Tyler joined the Price Waterhouse’s Atlanta Real Estate Taxation Group in 1988 and spent three years there focusing on real estate structure and taxation. During that time, he attained the CPA designation. Tyler then left public accounting and joined NAI/Brannen Goddard for six years, consulting commercial real estate owners on maximizing cash flow and long term appreciation from their investments. Tyler participated in over 25 sales transactions totaling over $300,000,000 in total value. In 2000, Tyler moved to Resource Real Estate Partners to regroup with his former NAI/Brannen Goddard colleagues. At Resource, he continued to focus on real estate investments and structuring investment transactions. He was instrumental in putting together debt and equity for a wide variety of acquisition deals ranging from an 180 acre golf course to a 15,000 square foot multi-tenant retail building. At the end of 2004, Tyler relocated his office to the 80,000 square foot adaptive re-use project Southern Dairies, a project that Tyler, Paul Raulet and their partners originally redeveloped in 1998. Relocating to Southern Dairies allowed him to focus his efforts on continuing to acquire and reposition property in Atlanta’s urban core. To date, Tyler and his partners have completed nearly 50 acquisitions for their own account. The investment strategy has been to acquire well located urban properties with a focus on long term “basis” in the investment. These acquisitions have used very conservative leverage with short amortization schedules. Today the portfolio consists of 15 properties and is 93% leased.

Clay WIllcoxon

Clay, a native of Atlanta and graduate of the University of Georgia, has over 26 years of real estate experience with a total sales volume over $100 million dollars. He specializes in commercial property sales and leasing for Investment, office, retail and industrial properties. He also handles high end residential property sales, property management and marketing. Prior to joining Raulet Property Partners in 2011, Clay worked at Coldwell Banker and Willcoxon Realty Company. He has represented many small and large companies such as, The Coca-Cola Company, ProMove, Buckhead Life Restaurant Group, Credit Suisse, Southern Healthcare Management, and Portman Holdings. Clay resides in Atlanta with his wife and two college age children. He has served on the Shepherd Center Advisory Board, Phi Delta theta Alumni Board (Ga. Chapter), and is a lifetime member of the Cathedral of St. Phillip. Outside of real estate Clay enjoys cooking, fishing and golf.
